The landscape is the first thing that potential tenants will see when entering your property. Having it well maintained will go a long way in persuading them to purchase your property. It’s crucial to note that the outdoor space is as important as the interior, and having these in good condition will boost your property value and curb appeal.

Whether you are handling the landscaping yourself or outsourcing a professional, having an attractive lawn does not have to be expensive but practical for both you and the tenants. Reducing the cost of maintaining your lawn will not only save you money but enable you to rent out your property affordably as well.

If you are looking to prepare your rental property for the summer, here is a list of tips to help you achieve your ultimate landscaping without breaking the bank. You can also check out Pensacola Property Management Company for more ideas.

Replace Some Grass

Maintaining lush green lawn grass can become expensive, if not tedious, for property owners since it is a regular task. Reducing the amount of the lawn by replacing the grass with either hardscaping material or artificial grass can be a great way of reducing the cost of landscaping.

Reducing the lawn does not compromise the benefits of grass, as it’s only a small part of the lawn repurposed for other amenities. This ensures that the tenants enjoy walking bare feet on the grass and saving the owner an incredible amount of maintenance fee.

Construct a Sitting Area

The summer has canicular days. To ensure your tenants do not get sunburns, installing sitting areas with shades on them is necessary.

An ideal way to reuse a portion of your lawn to create something resourceful. Adding a bit of lighting and green plants around the structure can create an amazing setting for date nights which will maximize the experience for your tenants.

Having a patio can help your tenants fully experience your well-maintained landscape while adding a swing can take this to another level of relaxation. This does not have to be an expensive affair since you could reuse things like wood, plastic, tires, among other non-degradable materials, to create an awesome sitting area.

Water Your Grass and Plants

Like every living thing, your plants, flowers, and grass require regular hydration to ensure they do not dry up. This can always be overlooked but is especially necessary during the summer when the temperatures are highest.

Figure out how much water your plants and grass need and supply them with as much as they can sustain. This will ensure that you get a lush lawn that is thriving with greenery and beautiful flowers.

However, before going ahead with this, you will need to identify the type of grass in your property and set up a schedule to ensure they are watered as efficiently as possible. I would advise you to schedule this for every morning to absorb as much as they need and leave the rest to be evaporated by the sunshine during the day. Do not water them in the evening. This may lead to stagnation, creating mold.

Remove Weeds and Insects

Having a beautiful lawn attracts not only compliments but also unwanted weeds and insects. These can be so annoying, especially if in large quantities, which they will be if you do not restrict their spread.

We advise you to uproot all weeds in your plants and flowers, even if they are young, to ensure they do not spread and cause havoc. Regularly mow your grass and burn them to eradicate the growth of these weeds.

Spray using pesticides to kill any insects and pests around your property; this will create an environment conducive for your tenants as they relax away during the summer holiday. Make sure you prevent any chemicals you administer from destroying the plants you are trying to save. Use organic sprays that will not dismantle your well-maintained lawn.

Do you own a rental property? Are you weary of manually taking care of your property? You will thus need a professional property management company in Pensacola, FL, specializing in residential, multi-family real estate asset management. They will take care of your property maintenance, tenants placement, and eviction when necessary, among other property management services.
